Welcome to Treehouse! These Terms and Conditions govern your use of our services, including applications for accommodation and access to our websites, treehousetoowong.com, enquiry.treehousetoowong.com, and apply.treehousetoowong.com (collectively, “the Websites”), operated by Treehouse Toowong Pty Ltd (“Treehouse,” “we,” “us,” or “our”).
By accessing or using our services and Websites, you agree to these Terms. If you do not agree, you must not use our services or Websites.
1. Application Terms
1.1 Application Fee
A AUD 100 application fee is required to process your application for accommodation.
This fee is fully refundable:
Successful Applications: The fee will be credited towards your first payment (e.g., rent or a security deposit).
Unsuccessful Applications: The fee will be refunded in full to the original payment method within 7 business days.
Cancellations by Applicant: If you cancel your application at any stage, the fee will still be refunded in full.
1.2 Eligibility Criteria
Applicants must meet Treehouse’s eligibility criteria, which include but are not limited to:
Being 18 years or older.
Providing valid identification and proof of enrolment in an educational institution.
1.3 Submission Requirements
To submit an application, you must:
Complete the application form accurately and in full.
Provide supporting identification documents (e.g., valid photo ID).
Pay the application fee.
1.4 Application Review and Outcomes
Treehouse will review applications within 10 business days of submission.
All applicants will be notified of the outcome via the email address provided during the application process.
Submission of an application does not guarantee accommodation.
1.5 Misrepresentation
Any false or misleading information provided during the application process may result in the immediate cancellation of your application and forfeiture of any associated offers.
2. Website Terms of Use
These Terms apply to your use of treehousetoowong.com, enquiry.treehousetoowong.com, and apply.treehousetoowong.com.
2.1 Access to the Websites
Access to the Websites is provided on a temporary basis and may be withdrawn or amended without notice.
You are responsible for ensuring that all persons accessing the Websites through your internet connection comply with these Terms.
2.2 Website Content
Content is provided for general informational purposes only and does not constitute advice.
While we strive to ensure accuracy, we do not warrant that all content is free from errors or up to date.
2.3 Acceptable Use
You agree not to:
Post harmful, offensive, or illegal content on the Websites.
Attempt to gain unauthorized access to the Websites or any associated systems.
Introduce viruses, malicious software, or disrupt the functionality of the Websites.

4. Intellectual Property
All intellectual property rights in the Websites and their content belong to Treehouse or our licensors.
You may download or print extracts for personal use but must not modify or use content for commercial purposes without written permission.
5. Limitation of Liability
5.1 General Exclusions
To the fullest extent permitted by law, Treehouse excludes liability for:
Loss of profits, business, or revenue.
Business interruption or indirect/consequential losses.
Bugs, viruses, or other harmful elements from the Websites.
5.2 Statutory Rights
These Terms do not exclude or limit any rights guaranteed under Australian Consumer Law.
6. Third-Party Links
The Websites may contain links to third-party resources. We have no control over these and accept no responsibility for their content or availability.
7. Disputes and Complaints
7.1 Dispute Resolution

We aim to resolve disputes amicably and promptly.
7.2 Governing Law
These Terms are governed by Australian law. Any disputes will be subject to the exclusive jurisdiction of the Australian courts.
8. Updates to Terms
Treehouse reserves the right to update these Terms at any time. Significant changes will be communicated via email or through the Websites.
9. Collection and Use of Identity and Supporting Documents
9.1 Purpose of Collection
Treehouse may collect copies of the following documents as part of the application process:
Driver’s license (front and back) or passport for identity verification.
Visa information and university enrolment acceptance letters (optional uploads) to support your application and eligibility.
These documents are collected to:
Verify your identity and eligibility for accommodation.
Prevent fraud and ensure the security of our services.
Comply with legal or regulatory requirements.
9.2 Consent
By submitting any of the above documents during your application, you consent to their collection, use, and storage in accordance with these Terms and our Privacy Policy.
9.3 Storage and Security
Treehouse will securely store your documents to protect them from unauthorized access, misuse, or disclosure. Measures include:
Encrypting digital copies of your documents.
Limiting access to authorized personnel only.
Storing physical copies (if applicable) in a locked, secure location.
9.4 Optional Uploads
Submission of visa information and university enrolment acceptance letters is optional and only required to further support your application.
You may choose not to upload these documents; doing so will not negatively impact your application if other required documents are provided.
9.5 Retention and Disposal
Your documents will only be retained for as long as necessary to fulfill the purposes outlined in Section 10.1. Once no longer required, they will be securely deleted or destroyed.
9.6 Disclosure to Third Parties
Treehouse will not share your documents with third parties unless:
It is necessary to fulfill legal or regulatory requirements.
You have provided explicit consent.
9.7 Your Rights
You have the right to:
Request access to the documents you have provided to Treehouse.
Withdraw your consent for their use or request their deletion, subject to legal obligations.
